Pre-Screening of Applicants:

• Each prospect has a credit report ordered once a rental application has been submitted. This will determine the tenants ability and willingness to pay rent and all information is kept strictly confidential.

Full Advertisement in print and online to find qualified tenants:

• We advertise through various methods such as this web site the St. Croix Avis, Houses magazine, as well as utilizing many outside websites that deliver consistent leads.
• We encourage fellow REALTOR’S®  to show your property by paying them a referral fee.  
• Our goal is to call the owner before they call us. We will communicate with you during the tenant search period.

Collection of Rents and other fees:

• Rent is due on the first and late fees are $10.00 per day as of the second to ensure the tenant pays the rent on time.
• Tenant receives a 30-day notice if rent is not received with accumulated late fees by the fifteenth.
• The eviction process can be lengthy in the Virgin Islands and we discuss with you any tenant that receives a 30-day notice prior to the eviction process.

Prepare Lease, Collecting Deposits, and Move in:

• Once we have secured a qualified tenant we will fill out a lease on your behalf and collect all funds required at the time of signing.
• All Security deposits are held in trust on your behalf unless stated otherwise.
• We meet with the tenant at the property and have the tenant sign a Waiver & Release of Liability form prior to moving in.
• After the tenant has fulfilled all requirements we provide them with keys.

Make payments of your monthly expenses/mortgage:

·         Once the monthly rent has been collected, we can pay your monthly mortgage payments, Homeowners’ Association dues, or any other expense you may have that you wish to be paid from the rent collected.

·         You will be sent an itemized monthly statement showing income and expenses.

Maintenance & Housekeeping Services:

• We strive to maintain all rental property to be in the best condition possible. This keeps owners and tenants happy while also reducing costs.
• We maintain and use a list of contractors and vendors that provide the best service for the best price.
• We have housekeeping services available to clean each rental before a tenant arrives and after a tenant departs at an additional charge.

Important Notice

All Applicants must be at least 21 years old or older.  There is a $25.00 non-refundable rental application and credit check fee that is due when submitting an application.  A Security deposit, First Month's rent, Credit check and signing of the Waiver & Liability Release form is mandatory prior to moving in a rental property.
